Negotiation Power

How Much Negotiating Power Do Buyers Have Right Now?
Buyers have more negotiating power in many DFW neighborhoods than they did just a few years ago. With more homes available and properties spending longer on the market, sellers may be more willing to negotiate to get their homes sold.
But negotiating isn't just about getting a lower purchase price. Buyers may also be able to negotiate:
- Price reductions: Offering below asking price, particularly on homes that have been sitting on the market.
- Seller concessions: Asking the seller to contribute toward closing costs and prepaid expenses.
- Mortgage rate buydowns: Negotiating seller contributions that help reduce the buyer's interest rate and monthly payment.
- Repairs: Requesting that sellers address inspection concerns or provide a credit toward repairs.
- Additional incentives: Negotiating appliances, home warranties, or other items as part of the purchase.
My advice? Don't assume a seller won't negotiate, but don't assume every home is overpriced either. A well-priced home in a desirable neighborhood may still attract multiple offers.
Real estate is LOCAL, and negotiating power can vary significantly from one DFW neighborhood to another. Understanding comparable sales, days on market, and the seller's circumstances is key to putting together an offer that works in your favor.
